Dundas renovations and downtown fit-outs, planned around the valley
Engineer-led renovation for valley-floor homes, limestone cottages and Dundas Street storefronts. Water, grading and heritage get planned first.
Book a Dundas walkthrough Call (437) 332-3023Dundas sits in a valley, so drainage, grading and floodplain rules shape renovations here more than in most of Hamilton. Jopie plans Dundas basements, kitchens, bathrooms and downtown fit-outs around water management first, with permits through ePLANS and Conservation Authority review where it applies.
Updated October 25, 2026Dundas is ten minutes from our Macnab Street office via Cootes Drive or King Street West. We work on the older streets below the escarpment, in the downtown core along King Street and Ogilvie Street, and in the newer pockets up toward Governor's Road. The L9H postal code covers most of what we see. The valley setting is the point: homes near Spencer Creek and Cootes Paradise deal with moisture and regulated areas, and the downtown heritage streetscape governs what a commercial tenant can do to a facade.
What we build in Dundas
Kitchens
Kitchen renovations in stone and brick Dundas homes, planned around thick walls, older wiring and limited structural options.
Luxury bathroom remodels
Waterproofed bathrooms with membrane systems, important where older foundations and humidity meet.
Commercial renovations and fit-outs
Storefront and office fit-outs on King Street and in the downtown core, aware of heritage streetscape and shared-wall constraints.
What do Dundas homes and buildings need from a renovation?
Dundas is one of the oldest towns in the region and the building stock shows it.
- 19th-century stone and brick homes and cottages: solid masonry, shallow foundations and basements that were never meant to be dry. Waterproofing comes before any finish.
- Workers' cottages and early-1900s frame houses: small rooms, low ceilings and older wiring.
- Post-war bungalows and splits on the valley slopes: good bones, often with basements ready to finish once drainage is addressed.
- Downtown commercial buildings: heritage streetscape, shared walls and older mechanical systems.
How a project runs in Dundas
Property consultation
We walk the site, check the building's age and condition, confirm the permit path and discuss budget and timing. In Dundas that includes checking the lot against local conservation and zoning rules.
Written schedule and blueprint
You get a scope, a line-item budget and a Gantt-style schedule before demolition starts. Drawings, permits and long-lead materials are tracked on the same page.
A self-performing crew
Our own crew does framing, drywall, tile and paint. Fewer handoffs, fewer gaps, and one team accountable for the finish.

How we handle Dundas permits, zoning and conservation review
Dundas is part of the City of Hamilton, so building permits go through ePLANS. The valley adds a second layer. Much of Dundas sits in or near areas regulated by the Hamilton Conservation Authority (floodplains, valley slopes and wetlands around Cootes Paradise). Work like additions, decks, grading changes or new foundations may need a conservation permit in addition to the building permit.

What determines the cost of finishing a basement in Dundas?
Water first, finishes second. The variables:
- Moisture: existing water entry, drainage, sump condition and grading.
- Structure: older stone or block foundations and ceiling height.
- Permit: building permit for habitable space, plus Conservation Authority review if the lot is regulated.
- Mechanical: adding a bathroom below grade may need a sewage ejector.
- Finishes: flooring system, ceilings and lighting.
Do you waterproof basements in Dundas?
Yes. See waterproofing. We diagnose where the water enters first, then fix the cause and can finish the space afterward.
Does my Dundas property need conservation approval?
If it is on or near a floodplain, valley slope or wetland, possibly. Check the regulated areas map.
Where do I get a building permit in Dundas?
Through the City of Hamilton online via ePLANS.
Can you renovate heritage buildings in downtown Dundas?
Yes. Interior work is more flexible. For street-facing changes, we check heritage status early.
